
To reserve a vacation rental property, the tenant must send a reservation deposit of 50% of the total value for
the rental period. The payment can be made via Paypal, cash, check or wire deposit. In the case of a
cancellation, the reservation deposit will be refunded, less a 20% service fee, if cancelled at least 60 days
prior to the arrival date. Reservation deposits of cancellations made less than 60 days of arrival are
non-refundable. The remaining balance will be due upon entry to the apartment in the local currency. Carnival
reservations are non-refundable.
The landlord certifies that the apartment is in accordance with the description on the site
www.realestatebahia.net. The tenant agrees that the purpose of the rental is a short term vacation rental and
is for personal use only. The tenant also agrees that the rental property cannot be used for business purposes
or as commercial space.
LENGTH OF STAY
The length of stay is that which is specified on the Rental Agreement. Any extensions must be agreed upon in
writing and the additional rental fee paid at the signing of this extension. No refunds will be given for
departures prior to the check out date agreed upon in the Rental Agreement. Minimum stay required is 4

SECURITY DEPOSIT AND INVENTORY
The tenant will be responsible for any damage incurred during the stay. Check in will include review of an
inventory list. A security deposit will be left with the landlord as a guarantee for payment for any damages or
missing items. This security deposit will be returned in full upon check out when the apartment is inspected to
be in the conditions that it was received, clean and free from damages with no missing objects. Any
complaints about the property subject of this contract shall be stated within 24 hours of the check in date. The
tenant agrees to pay additional costs in case the damage or missing item/s is greater that the deposit.
CLEANING AND ELECTRICITY
Tenant will be responsible for the cleaning fee, unless otherwise specified in the Rental Agreement. Rentals
of 4 days or longer will have electricity charged separately.
TENANTS, VISITORS AND BUILDING REGULATIONS
The tenant agrees to maintain the number of tenants agreed upon in the Rental Agreement. Visits longer than
2 days must be authorized in writing. Tenant agrees to maintain tranquility and comply with building
regulations, i.e. quiet hours (10:00 PM to 8 AM) and maintaining garbage disposal schedules; parties,
lounging in stairways and hallways are prohibited.
The tenant agrees to allow the landlord to take care of any emergency repairs.
LIABILTY AND ADHERENCE TO TERMS AND CONDITIONS
The tenant understands that liability for damage, personal injury or theft to the tenant during the stay is solely
the responsibility of the tenant.
Should the tenant fail to adhere to the terms and conditions of the Rental Agreement, a written notice of such
breach will be given by the Landlord, requiring the tenant to remedy such breach or vacate the rental property.
No refunds or reimbursements will be given in such case.
